What is a US property deed?

A US property deed, just like any other deed, acts as proof that you own a property or land. It is also used as a way to sell property to another person. 

When you sell your property, the deed is transferred to the new owner, and acts as proof that they are the current owner of the property.

If you own a property, then you will also hold the deed.

The deed should mention the buyer’s name, the seller’s name, describe the property being sold, and include the seller’s signature.

Why you need a Notary Public

If an individual is outside of the US but wants to sell property there, they will need to get their US property deed notarised. 

Only a registered Notary Public can notarise documents. Our Notary Public of England and Wales, Nathan Woodcock, can notarise documents such as your deed for you. 

If you are an American living in the UK but selling property in the US, it should be noted that notary services are provided by specialist solicitors or other legal professional who trained to become notaries. This means that their notary services cost a fee, unlike in the US, where notary services are free.

If you want to arrange a notary appointment, you can book it to take place either at one of our offices in London, Manchester or Sheffield. However, we do also offer a mobile notary service, which lets you book your appointment at a convenient time and place, such as your home.

You may also need to get an apostille for your US property deed. If this is the case, then we can manage this process for you. We do this by working closely with the Foreign, Commonwealth and Development Office (FCDO). We will ensure that your deed is given an apostille by the FCDO.

We have two apostille services, standard and premium. Our standard apostille service takes 10 to 15 days, whilst our fast-track service takes 5 to 7 days; you can choose which timescale suits you the most.
